Price formation on agricultural land in the Czech Republic

Abstract

The purpose of the article is to reveal the formation features of market price for agricultural land in the Czech Republic, considering the possibility to apply this experience in Ukraine. Research methodology. In the research process have been used such scientific methods: abstraction, logic, analysis and synthesis, generalization and systematization, comparison. Research results. Formation of the market price of agricultural land in the Czech Republic begins with definition of the code, which it corresponds to in a systematic database of soil and environmental properties. The base price for the land is set in accordance with the assigned code. Depending on the factors that influence the agricultural usage of the land, the base price is adjusted using the special coefficients. The adjusted base price of the land plot becomes the starting price of offer on the market. The market price of a land plot is formed on the basis of adjusted base price under the influence of demand and supply. Elements of scientific novelty. The article examines the experience of the Czech Republic in formation of a market price for agricultural land. The goal of the creation and direction of the application of a systematized database of soil-ecological properties has been determined. The structural and logical scheme for the formation of a market price for a land plot for agricultural purposes in the Czech Republic has been proposed. Practical significance. According to the research results, there’s been established that the basis for a formation of the base price of a land plot for agricultural purposes in the Czech Republic contains information on the quality of soils according to their basic natural properties (soil quality assessment), as well as their fertility. There has been concluded that such approaches are used in determining the normative monetary evaluation in Ukraine. Such data are important in evaluation of the land plot, because they reflect the yield of crops grown in specific climatic conditions. The system for adjusting the base price of land is used to obtain the minimum initial price in the market, but this price is not and should not be considered as a market price. In order to avoid the problem of buying up agricultural land at prices below the market’s, there should be conducted an effective information campaign to inform sellers about the land prices. For a construction and development of the Ukrainian model of the market turnover of agricultural land, formation of the market price mechanism for land plots remains an extremely important issue.
